At the time of this writing (July 1st), there was just one single-family home on the market in Waikoloa Beach Resort. and no homes in escrow, 
while 21 condos are for sale with 8 units in escrow. The one single-family home on the market is at 69-1033 Naupaka Kai Pl in Naupaka and is listed at a cool $20,000,000.
In the condo market, the highest price unit currently available is listed at $3,975,000 and is Unit #6C in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $975,000 and is Unit #E23 at Fairway Villas at Waikoloa.
In the 2nd quarter of 2024, there were no single-family homes sold in Waikoloa Beach Resort and in the condo market there were 17 units sold. The highest priced of the condos sold was Unit 7E in Kolea Condo Villas and it sold for $3,100,000, from a list price of $3,550,000. While the condo with the lowest sales price went for $945,000, from a list price of $949,000. It is Unit I23 in Fairway Villas at Waikoloa.
Analysis: The Waikoloa Beach Resort Real Estate Update for Q2 reveals that the inventory of condos has increased dramatically this quarter. While the sales volume of condos has remained steady, the inventory and sales volume of single-family homes continues to be very low.
