At the time of this writing (Apr 1st), there were 2 single-family homes for sale and one home in Waikoloa Beach Resortescrow within the Waikoloa Beach Resort, while 40 condos are for sale with 5 units in escrow. The highest priced home currently on the market is listed at $14,000,000 and is located at 69-1077 Kolea Kai Circle in the Kolea community. While the lowest priced single-family home on the market is located at 69-9191 Ainamalu St in Ainamalu at Waikoloa and is priced at $2,545,000.

In the condo market, the highest price unit currently available is also in Kolea, it is #13C in the Kolea Condo Villas and is listed at $3,895,000. While at the other end of the spectrum, Waikoloa Beach Resortthe lowest priced condo on the market is listed at $875,000 and is Unit #107 in The Shores at Waikoloa Beach.

Due to the low inventory in the single-family home market, there were no homes sold in Waikoloa Beach Resort during the 1st Qtr. of 2025. The condo market, being more robust, had 11 condos sold from January through March 2025.

The highest priced of the condos sold is Unit #6C in Kolea Condo Villas, which sold for $3,550,000, from a list price of $3,650.000. While the condo with the lowest sales price went for $910,000, from a list price of $999,950 and is in the Fairway Villas at Waikoloa Beach, Unit #L32.

Analysis: The Waikoloa Beach Real Estate Update for Q1 reveals a notable increase in condominium inventory levels over the past three quarters. Despite this rise in inventory, the sales volume has experienced a slight decline compared to earlier in the year. In contrast, the single-family home market has maintained consistently low levels of both sales volume and inventory throughout the year.
