The North Kohala Real Estate Update reveals that at time of this writing (Feb 20th), there were 17 single-family homes for sale and 14 homes in escrow in North Kohala, with 57 land lots on the market, with 2 lots in escrow. There are no condos located in North Kohala, there are no statistics for that market segment.
Of the homes for sale, the highest priced one is listed at $7,490,000 and is located at 56-102 Old Coast Guard Rd in Hawi. The highest priced land lot on the market is a 63-acre lot at 59-3010 Kailani Pl in Kohala Kai and is listed at $28,000,000. At the other end of the spectrum, the lowest priced home on the market is located at 53-3449 Akoni Pule Hwy in Kapa’au, and is listed at $625,000, while the lowest priced land for sale is a 3.26-acre lot at 59-207 Lehiwa St in Kohala Ranch and is listed at $285,000.
Sales volume in North Kohala was up drastically in 2024 compared to 2023. In the Q4 time frame of October 1st through December 31st, there were 12 single-family homes sold in North Kohala, and 14 land lots. The highest priced home to sell is located at 59-1109 Pili Pl, in Kohala Ranch. It was listed at $3,995,000 and sold for $3,650,000. The highest priced land lot to sell went for $5,000,000 from a list price of $5,900,000 and is a 524-acre parcel at 56-3221 Puu Mamo Dr in Hawi.
The lowest priced home to sell in North Kohala is located at 53-2423 Kynnersley Rd in Kapa’au. It was sold for $525,500 from a list price of $589,000. While the lowest priced land sold for $299,000 from a list price of the same amount. It is a 1.08-acre lot at 59-120 Pueokea Pl in Kohala-by-the-Sea.
Analysis: The North Kohala Market Update for Q4 reveals that after a moderate drop in inventory levels and sales volume of both land and single-family homes in the middle of 2024, sales and inventory levels in both markets have remained constant throughout the balance of the year.
