The North Kohala Real Estate Update is for the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. At the time of this writing (Nov 30th), there were 22 single-family homes for sale in the North Kohala area, with 12 homes in escrow. There are no condos located in North Kohala, so we do not collect data on that market segment. but raw land is plentiful, and there are currently 45 land lots for sale, with 3 lots in escrow.
Of the homes for sale in North Kohala, the highest priced one is listed at $7,490,000, and is located at 56-192 Old Coast Guard Rd, in Hawi, while the highest priced land for sale is a 28.56-acre parcel at 56-99 Pualani Rd, also in Hawi. It is priced at $3,999,000. At the other end of the spectrum, the home with the lowest price is located at 54-436 Hall Rd in Kapa’au and is listed at $499,999, while the lowest priced land is a 3.25-acre lot at 56-207 Lehiwa St in Kohala Ranch priced at $298,500.
Sales volume in Q3, the time from July through September, has dropped sharply since the beginning of the year, with 12 single-family homes selling in North Kohala this quarter. The highest priced single-family home to sell during this time is located at 59-150 Laninui Dr. in Kohala-by-the-Sea. It was listed at $2,250,000 and sold for $2,100,000. The lowest priced single-family home to sell in North Kohala was listed at $349,000 and sold for $330,00. It is located at 53-407 A Halaula Maulili Rd in Kapa’au.
In the North Kohala land market, sales volume was also down, with only 7 lots selling in Q3. The highest priced one is a 10-acre parcel in Kohala Ranch that sold for $550,000 from a list price of $575,000. The lowest priced lot to sell was a 3.3-acre lot at 59-209 Olomana Rd, also in Kohala Ranch. It sold for $315,500 from a list price of $315,000.
Analysis: The North Kohala Real Estate Update for Q3 reveals that there has been a sharp decline in the sales volume of single-family homes since Q1and in land sales since Q2. But even with the decline in sales, inventory levels of both single-family homes and land have remained relatively constant.
