The Mauna Lani Resort Real Estate Update for Q4 is for the beautiful resort located on the West Coast of the Big Island of Hawaii. At the time of this writing (Jan 2nd), there were 7 single-family homes for sale in Mauna Lani ResortThe Islands and 2 homes in escrow, along with 35 condos for sale, with 1 in escrow. Of the homes for sale, the highest priced one is listed at $32,000,000 and is located at 68-1115 Honokaope Pl in the 49 Black Sand community, while the highest priced condo on the market is Unit #2B1R in The Residences of Laulea community and is listed at $5,195,000.

At the other end of the spectrum, the lowest priced home on the market is at 68-1008 Nohea Dr, in the Nohea, and is listed at $4,600,000. Mauna Lani PoibtWhile on the condo side, the lowest priced unit is currently for sale at $1,195,000. It is Unit #H23, in The Palm Villas at Mauna Lani.

When it comes to sales in the 4th Quarter, the number of condos sold was, as usual, quite higher than the number of single-family homes sold. In the Q4 time frame of October through December 2024, there were 2 single-family homes sold in the Mauna Lani Resort, while 9 condos were sold.

The highest priced home to sell is at 68-1015 Hoe Uli Way in the Nohea at Mauna Lani community Kohala Coastand it sold for $4,612,500, from a list price of $4,600,000. The lowest priced home to sell was at 68-108 Pukaua Pl in the Champion Ridge community and it sold for $3,810,000 from a list price of $3,800,000.

The highest priced of the 10 condos sold is in The Villages at Mauna Lani, Unit #109, and it sold for $2,595,000, from a list price of the same amount. While the condo with the lowest sales price was The Fairways at Mauna Lani #H3, which sold for $1,200,000 from a list price of the same amount.

Analysis: The Mauna Lani Resort Real Estate Update reveals that the inventory and sales volume of single-family homes continue to remain low. While the quarterly sales volume of condos in 2024 has dropped significantly since Q1, while conversely, inventory has more than doubled over last quarter.
