The Mauna Lani Real Estate Update for Q4 is for the beautiful resort located on the West Coast of the Big Island of Hawaii. At the time of this writing (Jan 2nd), there were 4 single-family homes for sale in Mauna Lani Resort and 2 homes in escrow, along with 18 condos for sale, and 6 in escrow. Of the homes for sale, the highest priced one is listed at $14,900,000, and is located at 68-1007 Ke Kailani Dr in the One Ocean community, while the highest priced condo on the market is listed at $3,995,000 and is Unit #F301 in the Mauna Lani Terraces.
At the other end of the spectrum, the lowest priced home on the market is at 68-1025 N Kaniku Dr #417, in The Villages at Mauna Lani Resort, and is listed at $3,495,000, while on the condo side, the lowest priced unit is currently for sale at $1,198,000. It is Unit #F-2, in The Palm Villas at Mauna Lani.
When it comes to sales in the 4th Quarter, the number of condos sold was, as usual, quite higher than the number of single-family homes sold. In the Q4 time frame of October through December 2022, there was just 1 single-family home sold in the Mauna Lani Resort, while 11 condos were sold. The one home that sold is at 68-1011 Ke Kailani Dr in the One Ocean community and it sold for $9,999,500, from a list price of $11,900,000.
The highest priced of the 11 condos sold is in The Villages at Mauna Lani Point, Unit #333, and it sold for $2,497,500, from a list price of $2,595,000. While the condo with the lowest sales price was The Fairways #906, which sold for $1,175,000 from a list price of $1,225,000.
Analysis: The Mauna Lani Real Estate Update shows us that the inventory and sales of single-family homes continues to remain low. But after a steep drop in the sales volume of condos in Q3, sales have rebounded nicely in Q4, with inventory starting to rise.
