At the time of this writing (July 1st), there were 9 single-family homes for sale and 3 homes in escrow within the Mauna Lani Resort, and 16 condos for sale with just one in escrow. Of the single-family homes for sale, the highest priced one is listed at $32,000,000 and is located at 68-1115 Honokaope Pl, in the 49 Black Sand community. The lowest priced home is located at 68-1122 N Kaniku Dr, #203 in KaMilo at Mauna Lani and is listed at $3,350,000.
On the condo side, the highest priced condo currently on the market is listed at $2,595,000 and is Unit 127 in KaMilo at Mauna Lani. The lowest priced condo currently listed is Unit #1106 in Fairways at Mauna Lani and is priced at $1,595,000.
Despite the slight rise in inventory levels, sales of single-family homes have continued to remain low. In the Q2 time frame from April through June 2024, there was just 1 single-family home sold in the Mauna Lani Resort, while 16 condos were sold. The only home to sell is at 68-195 Pukaua Pl in Champion Ridge and it sold for $4,100,000, from a list price of $4,350,000.
The highest priced of the 16 condos sold was Ke Kailani #2C in the One Ocean community and it sold for $3,600,000 from a list price of $4,200,000, while the condo with the lowest sales price went for $1,165,000 from a list price $1,150,000 and is Unit #E3 in Golf Villas at Mauna Lani.
Analysis: The Mauna Lani Resort Real Estate Update for Q2 shows us that the sales volume of condos has continued at a stable number while single-family home sales have remained very slow over the past year. Except for some slight fluctuations from quarter to quarter, inventory levels have also stayed at a stable amount.
