The Mauna Kea Resort Real Estate Update for Q4 pertains to the 1,839-acre resort situated on the West Coast of the Big Island of Hawaii. This Kohala Coast resort comprises two world-class hotels, namely the Mauna Kea Beach Hotel and the Westin Hapuna Beach Resort.

Currently, there are eight single-family homes and nine condos available for sale in Mauna Kea Resort, Waiulaula at Mauna Keawith two homes and three condos in escrow. The highest-priced home on the market is listed at $34,000,000, located at 62-3680 Keikeina Pl in The Bluffs at Mauna Kea, while the highest-priced condos are two units listed at $6,995,000 each in Halia Hale at Kaunaoa (units 10B and 7A).

On the lower end of the spectrum, the least expensive single-family home is listed at $3,850,000, located at 62-3996 Moani Pikake Ct in Moani Heights. The lowest-priced condo currently listed for sale is at Waiulaula at Mauna Kea #F102, priced at $2,800,000.

Mauna Kea ResortDuring the fourth quarter of 2024, no single-family homes were sold, while six condos were sold. The highest-priced condos sold for $4,800,000 each, which were units #1 and #3 in the Amaui Villas at Mauna Kea. The lowest-priced condo sold was Kumulani at the Uplands #G1, which sold for $1,725,000 from a list price of $1,795,000.

Analysis: The Mauna Kea Real Estate Update for Q4 indicates that the sales volume for single-family homes remains very low, with no sales this quarter, while the sales volume for condos has increased slightly. Inventory levels in Mauna Kea Resort have risen marginally for both single-family homes and condos, although historically, Mauna Kea Resort has been known for its low inventory and sales volume.
