At the time of this writing (July 1st), there was just one single-family home on the market and one home in escrow in the Waikoloa Beach Resort, while 46 condos were for sale with 3 in escrow. The one home for sale in the Waikoloa Beach Resort is newly listed at $2,950,000 and is located at 69-1519 Anaole St in the Ainamalu at Waikoloa Beach Resort community.
In the condo market, the highest price condo currently available is listed at $2,328,000 and is Unit #7F in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $454,000 and is Unit #N23 in The Fairway Villas at Waikoloa Beach Resort.
In the 2nd Quarter of 2020, there were two single-family homes sold in the Waikoloa Beach Resort. The most expensive of the two sold for $1,273,060 from a list price of $1,262,100 and is located at 69-9204 Anaole St. While the lowest price one is located at 69-9236 Ainamalu St and sold for $1,115,600 from a list price of the same amount. Both homes are in the Ainamalu at Waikoloa Beach Resort community.
In the condo market of Waikoloa Beach Resort, the Q2 time frame between April and June 2020 saw just 6 condos sell. The highest priced of these was Unit 14A in Kolea Condo Villas and it sold for $730,000, from a list price of $749,000. While the condo with the lowest sales price went for $451,000, from a list price of $456,000. It is Unit D4, located in The Fairways at Waikoloa Beach Resort.
Analysis: After a great beginning to 2020, the effects of the Covid-19 took its toll on the sales numbers in Q2. Single-family home sales have been low since the first phase of the Ainamalu at Waikoloa Beach development was completed, but condo sales falling to about 25% of its quarterly average is disappointing.

At the time of this writing (July 1st), there were 18 single-family homes for sale and 1 home in escrow within the Mauna Lani Resort, with 42 condos for sale and 7 in escrow. Of the single-family homes for sale, the highest priced one is listed at $17,900,000, and is located at 68-1025 Pauoa Wy in the Pauoa Beach community, while the highest priced condo on the market is in the Residences at Laulea, Unit 1B2R and is listed at $3,275,000.
At the other end of the spectrum, the lowest priced single-family home on the market is at 68-1122 N Kaniku Dr #305, in Ka Milo at Mauna Lani and is listed at $1,795,000. On the condo side, the lowest priced one currently listed is Unit #D-1 in Palm Villas at Mauna Lani and is priced at $565,000.
When it comes to sales in 2nd Quarter, the effects of the Covid-19 pandemic have shown its effect. In the Q2 time frame of April 2020 through June 2020 there were not any single-family homes sold in the Mauna Lani Resort, while just 11 condos were sold.
The highest priced of the 11 condos sold was The Islands at Mauna Lani #P1, and it sold for $1,040,000 from a list price of $1,135,000, while the condo with the lowest sales price went for $525,000 from a list price of $615,000 and is Unit #401 in Kulalani at Mauna Lani.
Analysis: As we expected, the Covid-19 pandemic has affected sales in the Mauna Lani Resort in the second quarter of 2020. There were no sales of single-family homes (usually 3-5) and condo sales were cut in half. Prices and inventory levels have remained steady and online traffic has reportedly increased immensely and now that travel is opening up in August, there is optimism that will see a rebound in the coming months.

North Kohala is the majestic area located at the northern tip of the Big Island of Hawaii and the home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the turnaround point for the bicycle portion of the annual Ironman World Championship held in October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. Hawi is also the 2nd Office location for Hawaii Luxury Real Estate.
The other small town, Kapaa’u, also contains a small downtown area with assorted shops and cafes and is home to the original King Kamehama I Statue. A little farther south down the coast is where the gated, upscale communities of Kohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.
North Kohala contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small starter homes to large estates, many with stunning ocean views. The southern end of North Kohala is where the gated communities of Kohala Ranch are located, containing many luxury homes with large lots, as well as many acreages lots where you can build your own Hawaiian dream home. The most alluring character of the Kohala Ranch area is that virtually every home and lot feature panoramic ocean views.

At the time of this writing (May 25th), there were 40 single-family homes for sale in North Kohala, with 11 homes in escrow. There are also an incredible 96 land lots for sale, with 4 of them in escrow. There are no condos located in North Kohala, so statistics for that market segment do not exist.
Of the homes for sale in North Kohala, the highest priced one is a listed at $6,590,000 and is located at 56-3083 Puakea Bay Rd, in the Puakea Bay Ranch community. For you bargain hunters, the lowest priced home on the market is located at 54-4252 Akoni Pule Hwy in Kapa’au and is listed at the low price of $297,000.
In the land lot market segment, the highest priced lot currently for sale in North Kohala is an enormous 457-acre parcel located on Lokai Rd in Kapa’au and is listed at a cool $15,500,000. At the other end of the spectrum, the lot with the lowest price is listed at $140,000 and is a 1/2-acre plot on Akoni Pule Hwy in Kapa’au.
Sales slowed slightly in North Kohala during the Q1 time frame of January through March 2020, with 16 single-family homes being sold. The highest priced of the homes sold is located at 59-193 Kohala Ranch Rd, in Kohala Ranch and it sold for $2,722,000, from list price of $2,750,000. The lowest priced home to sell in North Kohala went for $308,655 from a list price or $329,900. It is located at 54-2253 Kynnersley Rd in Kapa’au.
In the land market segment, there were 9 lots sold in Q1 of 2020 in North Kohala. The highest price lot sold for $654,300 from a list price of $695,000 and is a 30-acre parcel located on Lahuiki Pl in Hawi. The lowest priced lot to sell in Q1 is a 3.5-acre lot in Kohala Ranch and it sold for $120,000 from a list price of $129,000.
Analysis: Sales and inventory levels of single-family homes were down marginally in North Kohala during the 1st Quarter of 2020, which is counter of what we have seen in other markets on the Kohala Coast. While the inventory level of lots is down slightly, sales volume has remained steady. It remains to be seen if how the ongoing pandemic will affect these numbers in the months ahead.

The number of single-family homes sold in Kohala in May 2020 decreased significantly over last May, with just 8 homes selling in May this year, down from 43 homes selling in May 2019. This decrease in sales volume was felt in both in North and South Kohala, with the South Kohala total falling from 36 homes sold in May 2019 to just 6 homes sold in May this year, while the volume in North Kohala decreased from 7 homes sold last May to 2 homes this year. The number of condos sold year over year in May also had a dramatic decrease, falling to 10 units this year from 30 units last May.
Even with the great 1st Quarter we had, the monthly decreases caused by the pandemic have caused the year-to-date volume to be down in all markets. There were 129 single-family homes sold this year, down from 137 homes sold by this time in 2019. The sales volume decrease in South Kohala was minimal, with the number dropping from 113 homes sold last year to 107 homes selling this year.
The North Kohala decrease was even less significant, with 22 homes sold this year, down from 24 homes sold last year. The number of condos sold year-to-date experienced the most dramatic decrease, falling from 146 units sold last year, to 98 units sold in 2020.
Although the monthly sales volume of single-family homes sold in Kohala in May 2020 was down in all markets compared to May 2019, the change in median sales price was in the opposite direction. The median sale price in South Kohala rose from $570,000 in May 2019 to $693,000 in May of this year, while in North Kohala, the median sales price increased from $635,000 in May 2019 to $788,000 this year. The condo market also saw an increase, with the May 2020 median sales price rising to $622,500, from $530,000 in May 2019.
The changes to the year-to-date median sales prices did not mirror the monthly numbers. The only market segment to see a increase was the condo market in South Kohala, which rose an amazing 20.54%, from $522,000 in 2019, to $629,500 this year. The median year-to-date sales price in the single-family home market went in the other direction, with South Kohala falling a slight 2.12%, from $612,000 in 2019 to $599,000 this year. The North Kohala experience the largest decrease for its year-to-date median sales price, falling a moderate -11.25% from $946,500 in 2019 to $840,000 this year.
Analysis: As expected, the Covid-19 pandemic caused a sharp decrease in sales volume across all markets in Kohala. The strong 1st quarter we had was not enough to keep the year-to-date numbers positive. The year-on-year monthly price appreciation was somewhat surprising, and it remains to be seen how the ongoing emergency proclamations will affect the market in the coming months.

Of the homes for sale, the highest priced one on the market is listed at $799,000, and is located at 68-1823 Auhili St.
Of the condos on the market, the highest priced one is listed at $599,000 and is located at The Pointe at Waikoloa #23. At the other end of the spectrum, the lowest priced home on the market is located at 68-1733 Akaula St and is listed at $479,000. While the lowest priced condo currently for sale is listed at $185,000 and is Unit M101 in Fairway Terrace.
During the 1st Quarter, the time from January through March 2020, there were 38 single-family homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the highest priced one is located at 68-2189 Laakea St and sold at for $736,595, from a list price of $685,000. The highest priced condo sold for $395,000, from a list price of the same amount, and is Unit #A303 at Waikoloa Fairways.
The lowest priced home to sell during the 1st Quarter is located at 68-Makuakane St and sold for $315,615, from a list price of $353,500, while the condo with the lowest sale price went for $190,000 from a list price of the same amount, and is Unit #M202 in Fairway Terrace.
Analysis: The sale of single-family homes in Waikoloa Village spiked dramatically in Q1 over Q4 and even higher than what we experienced for all of 2019. Condo sales were less dramatic but still held their own over previous quarters. This increase in sales has dramatically reduced the inventory levels of single-family homes in Waikoloa Village. It remains to be seen how the Covid-19 pandemic will affect the market in the coming months.

The number of single-family homes sold in April 2020 in Kohala dropped noticeably over April last year, with 20 single-family homes selling this year, down from 30 homes selling in April 2019. The sales volume decrease was felt in all Kohala, with South Kohala decreasing by 7 homes (down from 23 homes to 16). The volume in North Kohala fell a little less, from 7 homes sold to just 4 homes. The number of South Kohala condos sold year over year in April experienced the biggest drop, falling from 40 units last year to just 10 units this April.
The year-to-date sales volume in the Kohala single-family home markets still remained positive in 2020, despite the April drop-off, with 121 single-family homes being sold this year in Kohala, up from 94 homes sold by this time in 2019. The sales volume of single-family homes in North Kohala increased slightly, from 17 homes sold in 2019, to 20 homes this year. South Kohala’s year-to-date volume also experienced an increase over last year, with 101 homes being sold this year, up from 77 homes in 2019. The number of condos sold year-to-date did not enjoy the same increase, with 89 units sold this year, down from 116 units sold in 2019.
While the volume of single-family homes sold in April 2020 was down compared to April 2019 in all market segments of Kohala, the change in median sales price was in the other direction. The median sale price in South Kohala had a noticeable increase, from $650,000 in April 2019 to $722,500 in April this year, while in North Kohala, the median sales price in April 2020 rose to $763,500 from $649,000 in April 2019. The condo market also saw their median price rise, increasing from $538,000 last year to $614,000 in April 2020.
The year-to-date numbers did not fare as well as the monthly numbers. North Kohala’s year-to-date median sales price decreased 17.89%, from $1,023,000 in 2019 to $840,000 this year. The single-family home market in South Kohala saw a less dramatic decrease, from $628,000 in 2019 to $590,000 this year, a change of 5.98%. The condo market saw a surprising change in the other direction, with the year-to-date median sales price rising an amazing 21.53%, from $518,000 in 2019 to $629,500 this year.
Analysis: Even though the monthly numbers were down, a strong first quarter was able to keep the year-to-date numbers positive. It remains to be seen how the economic headwinds of the pandemic will affect the market in the months to come.

The lowest priced condo to sell in Mauna Kea resort during the 1st Quarter went for $945,000 from a list price of $999,000 and is Unit #I202, in Waiulaula at Mauna Kea, while the highest priced condo sold for $3,395,000 from a list price of the same amount, and is Unit #34 in The Villas at Mauna Kea.
Analysis: Mauna Kea Resort has historically been a low inventory area, but the inventory levels in Q1 were down even by these standards. The sales volume for both single-family homes and condos in the first quarter were within normal levels, but it remains to be seen how things will look in the coming months as we experienced unprecedented times.

The number of single-family homes sold in Kohala in March 2020 increased substantially over March 2019, with 35 single-family homes selling in March this year, up from 24 homes in March 2019. This increase in sales volume was felt in all market segments, with South Kohala seeing 29 single-family homes sold this March, up from 19 homes sold in March 2019, while the volume in North Kohala increased slightly, from 5 homes in March 2019 to 6 homes this year. The number of condos sold year over year in March did not change, with 27 units being sold in both years.
As with the monthly number increase, the year-to-date sales volume in Kohala also experienced an increase in 2020, with 100 single-family homes being sold this year, up from 64 homes sold by this time in 2019. This increase was felt in all market segments, with the number of single-family homes in North Kohala increasing from 10 single-family homes sold last year, up to 16 homes this year.
The South Kohala sales volume increase was even more dramatic, rising from 54 homes last year to 84 homes sold this year, while the number of condos sold year-to-date also saw a small increase, rising from 75 units sold last year, to 77 units sold in 2020.
Although there was an increase in sales volume in all market segments of Kohala in March 2020, the median sales price was more of a mixed bag. The median sale price in North Kohala and the condo market in South Kohala both experienced huge increases, with North Kohala rising an astounding $263,750, from $1,040,000 in March 2019 to $1,303,750 in March this year.
The condo market also experienced a dramatic increase, with the March 2020 median sales price rising to $727,500 from $440,000 in March 2019. South Kohala felt the only decrease, with the median sale price in March 2020 falling from $627,000 in March 2019 to $540,000 this year.
The year-to-date median sales price changes in the different areas and sectors mirror the changes we saw in the monthly March 2020 numbers. The year-to-date median sales price in the South Kohala condo market rose an amazing 34.04% from $470,000 in 2019 to $639,000 this year.
While the price of single-family homes in South Kohala experienced a slight decrease, moving down 2.28%, from $593,000 in 2019 to $579,500 this year. Meanwhile, North Kohala saw a slight change in the other direction for its year-to-date median sales price, increasing 3.70% from $810,000 in 2019 to $840,000 this year.
Analysis: The sales volume in Kohala for the first three month of 2020 was ahead of the 2019 numbers in all market segments. And after a year of stagnant sale prices in all segments, there were glimpses of price appreciation in some markets in the first quarter. It remains to be seen whether these positive changes will be able to withstand the economic upheaval coming in the months ahead.

Of the homes currently on the market, the highest priced one is listed at $3,385,000, and is located at 69-1525 Anaole St in the Ainamalu at Waikoloa Beach community, while the one with the lowest price is located at 69-1519 Anaole St. also in Ainamalu at Waikoloa Beach and is listed at $2,950,000.
In the condo market, the highest price unit currently available is Unit #7F in the Kolea Condo Villas community and is listed at $2,328,000. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $424,000 and is Unit #311 in the Shores at Waikoloa Beach Resort.
In the 1st quarter of 2020, there were 3 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $1,395,717, from a list price of the same amount and is located at 69-9229 Ainamalu St, while the lowest priced one sold for $999,000, from a list price of $999,000 and is located at 69-9222 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.
In the Q1 time frame between January and March, there were 22 condos sold in Waikoloa Beach Resort, which has been a pretty consistent number throughout 2019. The highest priced of these condos sold was Unit 10C in Kolea Condo Villas at the sale price of $2,575,000, from a list price of $2,600,000. While the condo with the lowest sales price went for $320,000, from a list price of $385,000. It is Unit 138, in the Shores at Waikoloa Beach Resort.
Analysis: The sales volume and inventory levels of both condos and single-family homes in Waikoloa Beach Resort have remained consistent throughout 2019 and into the first quarter of 2020. There was a drop in single-family home inventory due to the completion of Phase 1 of the Ainamalu at Waikoloa Beach Development, but that should change once Phase 2 moves forward. With the coming uncertainty in the months ahead, it remains to be seen how the market will be impacted.

Of the homes for sale, the highest priced one is listed at $18,900,000, and is located at 68-1025 Pauoa Wy in the Pauoa Beach community, while the highest priced condo on the market is listed at $3,300,000 and is Unit #2B1R at The Residences of Laulea.
At the other end of the spectrum, the lowest priced home on the market is at 68-1122 N Kaniku Dr #305, located in Ka Milo at Mauna Lani, and is listed at $1,795,000. On the condo side, the lowest priced unit currently on the market is listed at $549,000. It is Unit #B-3, in the Palm Villas at Mauna Lani.
When it comes to sales in the 1st Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q1 time frame of January 2020 through March 2020, there were just 3 single-family homes sold in the Mauna Lani Resort, while 25 condos were sold. The highest priced home to sell is located at 68-1091 Pauoa Wy, in Pauoa Beach, and it sold for $5,600,000, from a list price of $5,895,000.
The lowest priced home sold for $2,700,000, from a list price of $2,900,000, and is located at 68-1004 Papakonane Ct. The highest priced of the 25 condos sold is Unit #A103 in Mauna Lani Terrace, and it sold for $2,150,000, from a list price of $2,495,000. While the condo with the lowest sales price was Kulalani at Mauna Lani #2402, which sold for $640,000 from a list price of $644,000.
Analysis: The volume of condos sold in Mauna Lani Resort in Q1 saw a small jump over the last quarter but overall, the numbers have remained pretty consistent for the last 3 quarters. The inventory has fluctuated a little but has also remained in a consistent range over the last 3 quarters. With uncertainty coming in the months ahead, it remains to be seen if this is market remains consistent.
