The Kohala Real Estate Update for January is for the beautiful area located on the west coast of the Big Island of Hawaii. The Big Island received its name to differentiate it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, Waikoloa Beach Resortwith North Kohala covering the more rural northern end of the island, including the small towns of Hawi and Kapaau, and the Kohala Ranch communities farther south.

South Kohala, which begins just south of Kohala Ranch, covers the major, world class resorts of Mauna Kea, Mauna Lani and Waikoloa Beach Resorts, the small town of Waikoloa Village, located 6 miles inland from the resorts, and Waimea, the beautiful town in the interior Waimea Valley. The number of single-family homes sold in Kohala in January 2025 increased slightly over last January, Kohala Real Estate with 21 homes selling in January 2024 up to 25 homes sold this year. That slight increase was only felt in South Kohala, with the sales volume of single-family homes rising from 12 homes in January last year to 16 homes this January

The North Kohala market remained the same as last year, with 9 single-family homes selling in both January 2024 and January 2025. The South Kohala condo market also had a small increase, rising from 11 condos selling in January 2024 to 12 units this January.

With January being the first month of the year, the year-to-date volume is going to mirror the monthly numbers, Mauna Lani Resortwith 25 homes selling so far in 2025, as opposed to 21 homes sold by this time last year. The South Kohala volume increased from 12 homes year-to-date in 2024 to 16 homes sold this year, while in North Kohala the sales volume remained at 9 for both years. The number of condos sold year-to-date had a slight increase, rising from 11 units sold in 2024 to 12 units this year.

Like the increase in sales volume that occurred in most market segments in January 2025, the increase in median sales price also occurred in all markets. Kohala Real EstateIn South Kohala, single-family home prices rose slightly from $1,057,500 in January 2024 to $1,111,500 this January. North Kohala saw the largest increase, with prices jumping from $800,000 to $1,260,500 over the same period. The condo market also had a significant price increase, with the January 2025 median sales price rising to $1,097,850 from $770,000 in January 2024.

As with the sales volumes, the year-to-date numbers will also reflect the monthly numbers, so the median sales prices are up in all markets. The median year-to-date sales price in North Kohala saw the biggest increase, rising 57.50% from $800,000 in 2024 to $1,260,000 this year. South Kohala experienced the smallest increase for its median sales price, rising just 5.11% from $1,097,000 in 2024 to $1,111,500 this year, and the condo market in South Kohala also had a significant increase, rising 42.58%, from $770,000 in 2024 to $1,097,850 this year.

Analysis: The Kohala Real Estate Update for January reveals that the sales volume of both single-family homes and condos has been very steady throughout the second half of 2024 and into 2025. This steady pace of sales has also led to the steady rise of the median sales price.
