The number of single-family homes sold in Kohala in August 2022 decreased significantly over last August, with 20 homes selling in August this year, down from 36 homes selling in August 2021. This drop was felt in all Kohala markets, with the volume in North Kohala falling from 7 homes sold in August 2021 to just 3 homes this year, while South Kohala’s August 2022 number fell to 17 single-family homes sold from 29 homes last August. The number of condos sold in August 2022 also experienced quite a drop, falling from 24 units sold last August, to 10 units condos being sold this year.
As with the monthly numbers, the year-to-date numbers in 2022 are also down. There were 215 single-family homes sold this year in Kohala, down from the 295 homes sold by this time in 2021. This decrease was felt in all the markets of Kohala, with the number of single-family homes sold in North Kohala decreasing from 80 homes in 2021 to 57 homes this year. The sales volume in South Kohala fell from 215 single-family homes sold last year to 158 homes this year. The year-to-date number of condos sold had the largest decrease, falling from 304 units sold last year, to 219 units sold in 2021.
Except for South Kohala, the median sales price was down in all market segments in August 2021. The median sale price in North Kohala fell from $540,000 in August 2021 to $425,000 in August of this year, while in South Kohala, the median sales price rose, increasing from $870,000 in August 2021 to $1,065,000 in August this year. The condo market had a slight decrease in median sales price, with the August 2022 sales price falling to $692,500 from $700,000 in August 2021.
Although the monthly numbers were mixed, the year-to-date median sales price was up in every market segment. The year-to-date median sales price in South Kohala experienced the smallest increase, rising 10.85% from $820,000 in 2021 to $909,000 this year. While North Kohala’s single-family home median sales price rose at a larger amount, increasing 18.20% from $854,500 in 2021 to $1,010,000 this year. The condo market also experienced an impressive increase, rising 46.80%, from $749,000 in 2021 to $1,100,000 this year.
Analysis: The Kohala Real Estate Update for August shows us that sales volume on the Kohala Coast has slowed considerably in both monthly and year-to-date numbers. The median sales price for August is also down over last August, but the year-to-date prices are all still positive.
