The North Kohala Real Estate Update for Q2 is for the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. North Kohala contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small plantation homes to large estates, many with stunning ocean views. The southern end of North Kohala contains the gated communities of Kohala Ranch, containing many luxury homes with large lots, as well as many acreage lots where you can build your own Hawaiian dream home. At the time of this writing (Aug 20th), there were 22 homes for sale in North Kohala and 5 homes in escrow. In the vacant land market, there were 48 lots for sale, with 5 lots in escrow. There are no condos located in North Kohala, so there are no statistics for that segment. Of the homes for sale, the highest priced one is located at 56-102 Old Coast Guard Rd in Hawi and is listed at $7,490,000. The highest priced vacant land for sale is listed at a cool $22,000,000 and is 412 acres at the end of Union Mill Rd in Kapa’au.
At the other end of the spectrum, the lowest priced home is located at 53-3988 Kii Pl in Kapa’ua and is listed at $699,000, while the lowest priced land for sale is a 3.07-acre lot on Kanaloa Dr in Kohala Ranch, currently listed at $299,000. Sales volume of single-family homes has slowed moderately in North Kohala in Q2 while land sales have risen. During this time frame of April through June 2024, there were 14 homes and 14 land lots sold.
The highest priced of the homes sold is located at 59-112 Kihi Kihi Pl in Kohala Waterfront. It was listed at $5,495,000 and sold for $5,200,000. The highest priced vacant land to sell went for $3,850,000 from a list price of $4,500,000. It is 42.16 acres at 52-5055 Akoni Pule Hwy in Kapa’au. The lowest priced home to sell in North Kohala was listed at $449,000 and sold for $426,550. It is located at 53-409 Halaula Maulili Rd in Kapa’au, while the lowest priced lot to sell went for $240,000 from a list price $275,000. It is a 12,937 sq ft lot at 55-789 Hawi Rd in Hawi.
Analysis: The North Kohala Real Estate Update for Q2 reveals that after a big spike in sales of single-family homes in Q1, sales volume has come down moderately. Vacant land sales in North Kohala, meanwhile, have risen moderately since the ultra-low levels of 2023 and beginning of 2024.
