At the time of this writing (July 1st), there were 6 single-family homes for sale and 3 in escrow within the Mauna Lani Resort, with 6 condos for sale and 11 in escrow. Of the single-family homes for sale, the highest priced one is listed at $21,000,000 and is located at 68-1058 Honokaope Way, in the 49 Black Sand community. The lowest priced home is located at 68-133 Pukaua Pl in Champion Ridge and is listed at $5,750,000.
On the condo side, the highest priced condo currently on the market is listed at $3,995,000 and is Unit F301 in Mauna Lani Terrace. The lowest priced condo currently listed is Unit #1904 in Kulalani at Mauna Lani and is priced at $1,595,000.
Despite the rise in inventory levels, sales of single-family homes have continued to remain low. In the Q2 time frame from April through June 2023, there was just 1 single-family home sold in the Mauna Lani Resort, while 20 condos were sold. The only home to sell is at 68-1326 Akea Pl in Nohea at Mauna Lani and it sold for $4,267,130, from a list price of $4,900,000. This home is still under construction.
The highest priced of the 20 condos sold was Mauna Lani Terrace #D101 and it sold for $3,350,000 from a list price of $3,500,000, while the condo with the lowest sales price went for $1,030,000 from a list price of the same amount and is Unit #D22 in Palm Villas at Mauna Lani.
Analysis: The Mauna Lani Resort Real Estate Update for Q2 shows us that the sales volume of condos has continued to increase while single-family home sales have remained very slow over the past year. With prices stabilizing and 3 homes now in escrow, it could mean an increase in single-family homes sales is on the way.
